Brighton Le Sands, Botany Bay

Date completed 2025
Location Sydney, NSW

Set against the luminous edge of Botany Bay, Mitch and Mark’s Brighton Le Sands penthouse signals a new chapter in their design journey. Renowned for high impact transformations, the duo have approached this three level home with a more considered intent, deliberately shaping bedroom spaces to feel calm, spatially resolved, and intrinsically connected to their bayside surroundings.

“Brighton Le Sands has that bayside light and openness, so we wanted the bedrooms to feel calm and deliberately resolved.”

Elevated living along Botany Bay brings distinct environmental considerations to the brief. Sea air, humidity and strong seasonal weather-shifts place pressure on maintaining the interiors thermal comfort. Mitch and Mark’s approach is architectural in intent, choosing to hold a consistent ceiling plane, maintaining clean sightlines through their spaces, and prioritise elements that support the way the spaces are actually occupied.

“The aim was a modern penthouse, but still warm. Everything overhead had to be minimal and purposeful.”

Within that logic in mind, they installed an Fanco Infinity iD DC 48″ in each of the bedroom spaces. The fans purpose is twofold: Primarily, the Infinity iD provides controlled air movement within the bedrooms, while remaining visually and auditorily quiet. The second is to support the aesthetic goals of the space, where the Infinity-iD’s refined geometry and understated profile seamlessly align with the contemporary interior Mitch and Mark were aiming for.

“The Infinity iD suits this kind of space. It reads as architectural, not decorative.”

Each space within the home has different distinct comfort requirements, and bedrooms – where comfort is measured in subtlety and tranquility – are a space that has unique design considerations that others do not share. The Infinity-iD’s efficient DC motor supports low energy air circulation across a broad operating range, allowing the rooms to stay comfortable without the acoustic intrusion that undermines rest. Within the penthouse’s bayside setting, this type of responsive air movement can reduce reliance on mechanical cooling during shoulder seasons and improve perceived comfort across warm nights.

“It is the bedroom factor for us. Quiet, efficient, and you feel the airflow without the fan taking over the room.”

Mitch and Mark’s Bayside Penthouse is a focused example of contemporary Australian living where design clarity and environmental performance move together. With the Infinity-iD integrated into the bedrooms as a quiet comfort layer, the project demonstrates how considered air movement can meaningfully support the lived experience of a home, and help transform an environment through simplicity, efficiency and architectural intent.
